What is one of the most common defects you find when you're inspecting Pennsylvania homes?

Exposed electrical wiring, open junction boxes

They should have a visual inspection of the roof, as its hard to inspect the roof from the ground. Also need to know the age of the roof.

Electrical hazards are more common in older homes than in newer homes, for the simple reason that things wear out over time.
