In general, what is homeowners insurance supposed to provide for homeowner?

Insurance is to return the insured to back to where you were prior to your loss. Protection ranges from basic risk of fire, lightning, wind, hail, and loss of personal property as well as lawsuit.

What are some of the different types of policies available?

Although there are eight levels of coverage, we concentrate on three:

  1. HO1: Basic Form
    A basic policy form that provides coverage on a home against fire or lightning, windstorm or hail, vandalism or malicious mischief, theft, damage from vehicles and aircraft, explosion, riot or civil commotion, glass breakage, smoke, volcanic eruption, and personal liability. Exceptions include floods, earthquakes. Most states no longer offer this type of coverage.
  2. HO2: Broad Form
    A more advanced form that provides coverage on a home against 16 listed perils (including all 11 on the HO1). The coverage is usually a "named perils" policy, which lists the events that would be covered.
  3. HO3: Special Form
    The typical, most comprehensive form used for single-family homes. The policy provides comprehensive coverage on the home with some perils excluded, such as earthquake and flood. Contents are covered on a named peril basis.

Do most insurance companies require home inspections?

Yes. Inspections are done by a third-party company. The exterior is done on all inspections. If there is a secondary solid fuel appliance (wood stove), they would need to access the interior of the home.

What are some factors that influence the rate on my home insurance policy?

The maintenance of the home. If there is evidence of peeling paint, aging roofing, general condition of the property, more than five miles from a water source (i.e. fire hydrant). The amount for coverage would be impacted.

What are my options if I want to cancel my home insurance policy?

Send a written request to cancel the policy. Please check with your mortgage company to make sure you are not required to have coverage on the property.

Do you have any other tips when it comes to choosing an insurance policy?

It is very important to meet with your agent to make sure your property is properly covered. Deal with an agent you know, like, and trust. Research both the carrier of the policy as well as the agent before purchasing the insurance policy.
