What You Should Know About Your Home Inspection: An Interview with Kevin Karr of Ground Up Home Inspections

Tell us a little bit about your company and the services you offer.

I am a ASHI certified Inspector. I perform whole house pre-sale inspections for buyers and sellers. My reports are computer generated and e-mailed to clients within 24 hrs. (usually the same day) of the inspection. I also am certified by the state of Pennsylvania to do radon testing using Continuous Radon Monitors. I perform well performance test and water testing evaluations. I schedule Wood Destroying Insect and Septic inspections.

I have worked in the custom home building industry for many years and have a vast knowledge of how a house is built and works from the Ground Up. When I do an inspection I'm not just going through the house looking for problems or defects(which when found I try to explain why they happen and sometimes a solution to the problem). I am also showing the clients (which I prefer to attend the inspections) how the house works and how to better maintain it. It is not just an inspection but a educational tour of the home as well!

What are two or three of the most common repairs that are needed on the houses you've seen in the Pennsylvania area?

Most problems are wood rot at exterior windows, doors and wood trim. Also problems with rain gutters. Clogged gutters & downspouts, doesn't drain away from house, reverse slope, loose supports and gutters. Another is moisture in basements. A lot of times this is from the gutter system.

I start with the roof and all of the exterior, than to the attic and down through the rest of the house checking accessible windows, doors, outlets. Also running water at bathrooms, kitchen and checking for leaks or defects in bathroom fixtures and/or appliances.
