Why Should You Appraise Your Home with Maureen Fox of Maureen Fox Company

Tell us a little bit about your company and its foundation.

I've been appraising real estate for 23 years. I was trained by a residential appraiser then two commercial appraisers. I've taken that experience and opened my own business in 1998.

What is a list of reasons someone should appraise their home? (Bullet points which short explanation is fine)

  • Property Tax Appeal: When you believe the county estimates your value too high. Your RE taxes are based on the value of your real estate.
  • Divorce
  • Estate Planning or Estate Taxes
  • Helps to establish a sale price between interested parties.
  • Helps to determine a potential sale price prior to listing it, or even after it was listed if it isn't selling.
  • Equitable distribution: When partnerships are ending and assets need to be split between all parties.

How are home appraisers paid? (e.g. standard/fixed fee, transportation costs, etc.)

Appraisal fees are based on the assignment. Most homes have a fixed fee; however, that fee could be different if the property is unique, has large acreage, or is a mansion type property. Commercial and industrial appraisal fees vary too and are based on the amount of work involved.

How long does an appraisal take?

A home appraisal from start to finish can be about 5-10 days. That includes scheduling the appointment to inspect the house, inspect the house, and then complete the appraisal report. A commercial or industrial appraisal can vary. At least one week, but on average, 2-3 weeks. I always tell people that I can get the report to you when you need it, just let me know.
