Subletting Basics

Here are a few simple steps every subletter should take to make sure their experience is a success.

Step 1: Talk to the landlord. Not all landlords allow subletters. You want to make sure that you do not get caught in a situation where you get kicked out of your apartment because you did not check in the with the landlord.

Step 2: Bargain with your subleaser. You do not need to take the monthly rent at face value. Many subleasers are in a hurry to fill their room and thus are flexible with the price. You might be able to get discounts on the rent or free utilities out of them. If your subleaser asks you to pay all of your months of rent upfront, you should also definitely ask for a discount.

Step 3: Sign a contract with your subleaser. This is definitely the most important step. A written document is really the only way to make sure that you do not get in any unpleasant situations over your lease agreement. Topics that should definitely be covered include when the rent is due, the amount of the rent, your security deposit, why pays for utilities and any potential maintenance, and the dates of your move in and move out.

Step 4: Check out the apartment for anything that is broken or in need of repair. Make a list of these things and think about taking pictures of them as well. You don't want to be blamed by your subleaser or other tenants of breaking something that you did not.

Usually subletting is easier and less of a hassle then renting. These steps just avoid some of the more common problems that come up. Of course, also don't forget to follow the rule of the house you move into. If your new tenants have weekly chore duties, chip in!
